Abstract

The proliferation of gated communities in the Metropolitan Area of the city of Toluca, in Mexico, was observed as of the 1990s. The municipalities of Toluca, Metepec and Zinacantepec were the ones who received the largest number of Gated Communities in their territory, generating unprecedented urban fragmentation. This work is oriented to the identification and description of gated communities to analyze their link with urban fragmentation. A municipality of the Metropolitan Zone of Toluca (ZMT), Zinacantepec, is chosen as an example. Specifically, it is interesting to relate how Gated Communities influence the process of urban fragmentation. The methodology used is of a quantitative nature, based on the analysis of data from official sources about Gated Communities obtained in archives of local government institutions and observation in fieldwork. The findings expose the proliferation of gated communities in Zinacantepec in the late 1990s along with an inherent fragmentation; also, it was also found that these housing ventures, in some cases, generate some benefits around where they are located.
